But the outcome remains the same. Why do you investment in residential property? Is it because you like dealing with property managers? Is it getting for the insurance and rates invoices? How about being notified that your tenant has just been given notice and they are also a little behind in their rent?.
No, that’s not why you own rental property. You own it for capital gain and cashflow. You own it because you are smart and take responsibility for your own life and care about your family. You plan ahead.
Yes, the rules may change. The government might tweak the tenancy laws. End of 90 day no cause tenancy here, more insulation there. But if you are a long term investor, do you really care? When the property you bought for $565,000 is worth $665,000 and the rent has gone from $500 per week to $600 per week, in a shorter time than you thought possible, will you be bothered by the small amount of inconvenience you had to put up with?. No. You’ll be happy. You’ll feel smart and you’ll be in a much better financial position, which means, less worries, more enjoyment, more freedom.
Keep your eye on the prize. Everything that’s worthwhile doing takes effort, you know that if you are a property investor. You had to work hard and save to get a deposit so you could buy your first property. And you also know it pays off over time. So stick to your game plan, which is long term investment, and ignore the noise. Politicians talk and talk is cheap. House prices and rents have been rising for a long time, with no end in sight. A lot of people don’t like this, they don’t think it’s fair. So politicians say they’ll do something about it. Problem is, they don’t have the skills. They don’t make things, they just talk. It’s easy to talk in some new legislation, it’s really difficult to build lots of new residential property, I know because I’ve been doing it for 16 years. It just gets harder, takes longer and costs more. If politicians could build lots of affordable rental property then they would, but they can’t, so they won’t. They just keep talking. They’ll have their meetings, and their conferences and they’ll tweak a few things here and there. And all the while your property will continue to increase in value and the rents will continue to rise.
